I've been participating in CNBC's quarterly real estate survey for well over a year and a half, and my most recent comments about the market caught their attention.
One thing I've learned over the years is that market shifts often become apparent long before they make national headlines. In late 2007, I advised clients that the market was changing and even helped a large investor avoid purchasing a speculative property because of the emerging trends I was seeing.
One part of my interview did not make it into the final story: I shared that I'm sensing another shift. Buyers are noticeably more optimistic than they have been over the past two years.
As always, real estate is local. Despite some of the broader headlines about the Nashville area, we're experiencing a healthier, more balanced market. Based on what I'm seeing firsthand in the Nashville real estate market, I believe we're entering a period of increasing buyer confidence and upward sales momentum.
It will be interesting to see how the market unfolds over the coming months.
